Location/description: Lonlon Farms sits on 8 acres astride a stream that runs throughout the year. The farm thus have some swamp land measuring about an acre of the 8. The foundation land is 3 town lots – about 3/10 of an acre near a swam with the remaining land bought from individually held lands with the largest buy of 4 acres from one family. This removes the land from present and future family tussles of ownership etc as various individuals contributed to what is now the whole farm.


Current Makeup of the farm:
1. A 70-80% complete 4 bedroom house sitting on the foundation land, also holds the store and workshop (to or can be converted to a farmhand stead – this is also 90% complete, needs plastering, floor, windows and door.) The house has a 3kvA solar inverter with 4 200amp batteries that would need replacement in 6-8 months. Also has a 2000lts water tank mounted at the back.

2. Adjacent to the farmhouse is a $7,000 (2020 prices) foundation to support a one storey building that was planned to be the structure for the pigs but now pencilled for a radio station focusing on agriculture and sector value chain. A media hub for agriculture.

3. Behind the farmhouse is the livestock pen – that currently houses 12 pigs , 20 goats (half of which are in trust of the farm), at least 30 home-run local chicken, 14 rabbits, in 6 pens.

       a. Pigs: 6 adults one male and 6 2 month piglets (made up of 4 females and 2 males)
       b. Goats
       c. Rabbits: 9 adults (1 male) and 4 new babies of 2 weeks.A few of the females are pregnant and these numbers should triple if not quadruple in a few weeks .

4. Swamp Land: the swamp is hosts 4 fishponds – 3 of which are completed, one decommissioned to be cleaned and dredged, 2 hold fishes these take about half an acre with the other half held for rice cultivation during the rainy season and for other crops during the dry season. In the dry season we crop maize/corn, potatoes and cassava (mostly for the leaves for rabbits and other livestock) and beans, etc. However, the whole swamp area with the right investment can be turned into 6 large earthen fishponds.

5. Upland:
       a. An acre of papaya (being turned into pineapple and cassava patchthis year, 2025),
       b. An acre of pineapple to be interplanted with papaya this 2025 planting season.
       c. A 3rd acre made up of shade-net greenhouses and a quarter of the acre earmarked for open-run pig rearing. The structure for this is 90% complete with roofing completed and awaitingplastering. Fencing is yet to be done. Ground preparation – watering holes, feeding troughs etc will be completed by October 30thdepending on funding.
      d. Last acre is dedicated to alternating between maize and groundnut cultivation.

6. This section of the farm has 250 by 18ft space for camping – 4 of the camp sites are developed and when fully competed, the campsite can hold up to 40 people. It currently has a bath and kitchen area with solar panels that operate a DC water pump to our 5,000lts overhead tanks. If a 1kvA inverter and batteries are added to this, it would provide security lights at night. There is a 1KvA inverter to add to the deal. Buyer may have to buy batteries.

7. Water: There are 3 water wells that have water throughout the year. One by the house with a 1.5hp pump, and 2 on the upland, with one of the two equipped with pump.

8. A platform ready to hold a 2 person sleeping area tree-house. Wood and other materials available to complete this project.

Other considerations: The house comes with all in it – furniture, kitchen tools and equipment. Except my Dutch paintings of which there are 4 pieces and valued at €1,500 each and I am happy to sell those.

There are tents (over 20pcs), farming tools and equipment, economic trees: mangoes (more than 10), young avocado trees (more than 20), guava, orange, lime, grape fruits, a patch of passion fruits (can earn up to $2,000 a year), teak – more than 150 young and matured trees that can be harvested for future work at the farm.

There is a one town-lot with only economic trees close to the farm to be included. There are similar lands around owned by me.

Costs: 8 acres is about 80 lots selling at $3,000 per lots is $240,000 House: $80,000 Structures, equipment, animals, etc $161,000. Total: $481,000 and willing to start off at $450,000

There are small holdings around the farm on a good conclusion could be added to the bundle that is the farm to come to 9-10 acres in total. All matured 6 pigs are pregnant, meaning this number (12) could quadruple in a few months (update as at August 10 2025) 9 new babies have been added to the rabbit family as of August 10, 2025.
